Madinat Qaboos, Sultanate of Oman

The site presents two of its boundaries to the public road and two party walls to other parcels. The topography is a platform without a considerable slope.  We propose a better “integration” of the villas in the plot. We divide the plot into 5 plots, setting 3 of them perpendicularly to the north road and the remaining of the plot parallel to the south road. Our proposal is generated from a strategy focused on emptying the maximum volume. Our design acts as a transition between the scale of the surrounding and the new scale of the plot.

The objective of our proposed plan is that all villas will enjoy excellent views from the north and south sides.  The villas are in one typology, each one has 4 to 5 bedrooms. These are SEMI DETACHED villas with a nearly 9 meter façade and a 15 meter depth. The design is based on clear rectangular volumes then by studying the composition as an ensemble of villas, by repetition and positive negative spaces, contrary to the main plot shape.
